Before You Start

Before you start your online submission, please have the following information ready:

  1. Applicant’s name, address including postcode, phone number, email, and client details if different.
  2. Principal Designer name and full contact details.
  3. Principal Contractor name and full contact details (if appointed, these can be provided later).
  4. Full site address.
  5. Current building use, plus the use of each floor, overall height, and number of storeys.
  6. Proposed use of each floor, height, and number of storeys after completion.
  7. Description of the work.
  8. Estimated cost based on structural and regulatory works only.
  9. Check whether the proposed building footprint is near or over a drain, sewer, gully, inspection chamber or manhole; if it is, you will be asked to provide information—please refer to H4 (Building Over Sewers) in Approved Document H for guidance.
  10. Drainage details for foul and surface water.
  11. Planning application number (if known).
  12. Electrical work details (if applicable), including whether any work is notifiable under Part P and whether the contractor is Part P registered.
  13. Plans, Drawings and/or Structural Calculations.

Please do not use this application if the work relates to:

  • A building over 18 metres high, or
  • A building with at least 7 storeys and 2 or more residential units.

These projects must be submitted to the Building Safety Regulator.

Does the Fire Safety Order apply to the building?

The Regulatory Reform (Fire Safety) Order 2005 applies to:

- All premises that are workplaces, and
- The common areas of flats.

What is a Workplace - Workplace means any premises (or part of premises), other than a private home, that is used for an employer’s business and made available to employees as a place of work. A responsible person takes responsibility for fire safety in the shared or common parts of a building.

Common Areas - If a building contains two or more units (such as flats or maisonettes) and includes shared or communal areas, like corridors, stairwells, lobbies, or entrance halls, then the Fire Safety Order applies to those common parts.

The Fire Safety Order applies because the building is used for commercial purposes and is therefore considered a workplace. The responsible person must ensure that appropriate fire safety measures are in place and maintained.

Certain types of work are notifiable under the Building Regulations and must be carried out by a qualified professional who can self-certify compliance with the Regulations; for Electrical work, this is a Part P registered electrician. Will the electrical work involve any of the following notifiable work?

- Replacing a consumer unit

- Adding to or altering existing circuits in a special location (e.g., bathroom, kitchen, outdoors)

11. Exemption

     6.1 Notifying Southern Building Control of the date work is due to start, and then provide a further notification when the work reaches the formal commencement stage.
     6.2 Providing details of the Principal Contractor and Principal Designer, and notifying Southern Building Control of any changes.
7. No building work can commence until 5 working days have passed after this application submission.
8. I will contact Southern Building Control to arrange the necessary inspections at each appropriate stage.
