1. Building Notice Application

Please complete your application in one session, if you navigate away from this page before submitting it, any details you’ve entered will be lost. Your application will be assessed in line with The Building Regulations 2010. If you need help understanding what is required, you may find it useful to refer to these regulations while completing your form.

Important Guidance on Drainage

A Building Notice is not suitable where the proposed works: affect existing drainage systems, or involve building near to, over, or within close proximity of drains or sewers in these cases, Regulation H4 of the Building Regulations 2010 requires detailed assessment; therefore, a Full Plans application must be submitted.

Before You Start

  1. Before you start your online submission, please have the following information ready:
  2. Applicant’s name, address including postcode, phone number, email, and client details if different.
  3. Principal Designer name and contact details (this can be provided later if not yet appointed)
  4. Principal Contractor name and contact details (this can be provided later if not yet appointed)
  5. Full site address.
  6. Current building use, plus the use of each floor, overall height, and number of storeys
  7. Proposed use of each floor, height, and number of storeys after completion
  8. A description of the work
  9. Estimated cost based on structural and regulatory works only
  10. Planning application number (if known).
  11. Electrical work details (if applicable), including whether any work is notifiable under Part P and whether the contractor is Part P registered.
  12. If your work involves building or extending a property, you must include: Plans, Drawings and/or Structural Calculations
Fire Safety Requirements

You cannot use a Building Notice if the Regulatory Reform (Fire Safety) Order 2005 applies to your project, the Fire Safety Order usually applies to:
  • Workplaces - Any building or part of a building used for business purposes and made available to employees
  • Buildings with shared areas, such as flats or maisonettes, including corridors, stairwells, lobbies, and entrance halls.
In these buildings, a responsible person must manage fire safety in the shared areas.

Please do not use this application if the work relates to:
  • The building will be over 18 metres high, or
  • The building will have 7 or more storeys and contain 2 or more residential units
These projects must be submitted to the Building Safety Regulator

3. Description of Works

Please provide the estimated cost based solely on the structural and regulatory elements requiring Building Control approval, excluding all fixtures and fittings such as kitchen units, bathroom suites, flooring, and decorative finishes.
Plans and supporting documents (if required)

Please note that there is no limit to the number of attachments you can add to your applications but there is a maximum limit of 10MB per attachment. For large numbers of attachments you may wish to upload these separately.
If your work involves building or extending a property, you must include:

A location plan, drawn to a scale of at least 1:1250, clearly showing: 
- The building and its position on the site
- The boundaries of the property
- Any nearby buildings within the site
- Any roads or streets on or near the site


4. Existing Building



Applications for buildings exceeding 18m in height must be submitted to the Building Safety Regulator.


Applications for buildings with 7 storeys or more must be submitted to the Building Safety Regulator.


5. Proposed Use 


Building Notices are generally suitable for simple domestic work only.
If your project involves a commercial or mixed-use building, or includes shared areas, you will usually need to submit a Full Plans application instead.


Applications for buildings exceeding 18m in height must be submitted to the Building Safety Regulator.


Applications for buildings with 7 storeys or more must be submitted to the Building Safety Regulator, not through this form.



Fire Safety Order


Buildings containing two or more units (e.g., flats, maisonettes, units in a shared building) could be subject to a Fire Safety Order if there are common parts (like corridors, lobbies, stairwells).
Building Notices are generally suitable for simple domestic work only.  If your project involves shared areas, you will usually need to submit a Full Plans application instead.

6. Electrics


Certain types of work are notifiable under the Building Regulations and must be carried out by a qualified professional who can self-certify compliance with the Regulations; for Electrical work, this is a Part P registered electrician. Will the electrical work involve any of the following notifiable work?

- Installing a new circuit
- Replacing a consumer unit
- Adding to or altering existing circuits in a special location (e.g., bathroom, kitchen, outdoors)

Such work must be carried out by a competent person and notified to their Part P scheme.

8. Principal Designer

Do you have a Principal Designer?

A Principal Designer is the person or organisation responsible for planning, managing and monitoring the design work to ensure it complies with Building Regulations. You must provide Principal Designer details before construction work starts.

Help note: If no formal appointment is made, the person in control of the design work may be treated as the Principal Designer.

10. Exemption

If yes, the work may be exempt from Building Regulations charges. Please provide details and any supporting evidence. We will assess the information provided and confirm whether the work qualifies for a fee exemption.

Declaration

By signing below, I confirm that I understand and agree to the following:

1. I understand that the Building Notice will cease to have effect three years after the date it is deposited with the Local Authority, unless work has commenced within that period.
2. A Building Notice cannot be used in all situations, and I have referred to Regulation 12 of the Building Regulations 2010 for full details.
3. I am submitting this Building Notice in accordance with Regulation 13 of the Building Regulations 2010.
4. I understand that permission may be required under the Town and Country Planning Acts, and I should consult my council’s Planning team before work starts.
5. This is a non‑commercial Project. The project is not being carried out in the course of a business. It is for non‑commercial purposes, such as public service, charitable activity, or personal use.
6. I am aware of my responsibilities Under Part 2A of the Building Regulations, including:
  6.1. Notifying Southern Building Control of the date work will start and notifying again when work reaches the formal commencement stage.
  6.2. Providing details of the Principal Contractor and Principal Designer when they have been appointed and informing Southern Building Control of any subsequent changes.
7. No building work may begin until 48 hours have passed following submission of this application.
8. I will contact Southern Building Control to arrange all required inspections at the appropriate stages of the work.
9. I have read and understood the privacy notice, am aware of how my data will be used, and give permission to be contacted regarding this project.
